Greetings to SSLA Owners,
Recently you received a letter from Mr. Mike Hoops, Chairman of the Board of the Town of Silver Creek inviting you to attend informational meetings outlining the Town’s attempt to petition State and Federal agencies for a grant to install sanitary sewer services. This facility and subsequent service would affect properties abutting Highway 61 from our property at Superior Shores and continuing northward to the Silver Creek Tunnel.
In my discussions with Mr. Hoops, he described two major reasons The Town of Silver Creek feels it neccessary
to undertake this project. 1) to eliminate effluent from entering the ground water and migrating into Lake Superior from failing, private sewage systems and 2) to eliminate the possible annexation of that portion of The Town of Silver Creek into the City of Two Harbors. Our current sanitary sewer service is with The City of Two Harbors.
According to Mr. Hoops, the preliminary cost estimate of this project with The Town of Silver Creek would be approximately equal to the service fees currently charged by The City of Two Harbors. These fees are part of our Association’s monthly assessments. The actual costs and amortization schedules are yet to be finalized however.
Updates on this pending project will be published in the Lake County News Chronicle, sent to you as deed holders by the Town of Silver Creek via USPS and published on our Association website at www.superiorshores.net, as they become available to me.
Please remember this is a pending issue.In the event it is funded I have been promised a detailed accounting of fees, amortizations options and construction start dates and completion dates.

SSLA adds Green: New Recycling Plan
The board has negotiated a three year agreement with Waste Management to be our new trash and recycling hauler. Waste Management will position clearly marked 96 Gallon recycling containers next to the trash dumpsters on our property and will collect them every two weeks. Each Unit will be provided with its own recycling container. There is no need to separate the recycling material. Please note that all recycling material should be clean of any food particles. It is important that only proper recycled material goes into the bins. Waste Management may, at their discretion, may cancel this plan if it isn't properly carried out. LMG will prepare notices for each Unit indicating what materials are appropriate.

As you know, there was severe damage to multiple units in January. The damage, in excess of $100,000 was due to the failure of an older, non-maintained water heater in an upper unit. Thousands of gallons of water leeched into lower units as well. The Board and the affected homeowners have struggled since the occurrence, not only to insure the restoration of the units but also to reconcile with the appropriate carriers and determine which insurance companies are responsible for common elements and private elements.
Therefore, your board has mandated the following:
"All water heaters located in SSLA units must be replaced on or before the expiration of the manufacturer's warranty. Proof of the replacement must be provided to the Property Manager upon completion of the replacement. Failure to comply will result with the Board directing the Property Manager to accomplish the replacement. All incumbent costs of the replacement process, including the new appliance will be borne by the homeowner(s)."
Water heaters, like many other appliances, require an annual inspection to insure its mechanical integrity and the safety of all unit owners. Our Property Managers are now collecting data on the age and condition of all water heaters. All homeowners will be informed as to the status of their appliances.

Rules and Regulations (Adopted February 9, 2004)
The Rules and Regulations have been adopted by the Board as of February 9, 2004 and are effective immediately. Information to be posted in all units will be prepared as soon as possible along with information sheets for rental guests. A system for vehicle registration and parking permits will be institued in the very near future.
